1. WHAT IS AN INSPECTION Tour?
It is the most effective way to arrange
the purchase of a property in Spain. You will have the opportunity
to see a large range of apartments, bungalows, duplex, villas
and re-sales at competitive prices. Your inspection flight
begins at an international airport close to your home. We
will arrange flight tickets for your trip, at a suitable
time to you. On your arrival in Spain, our associate representative
will be there to meet you and escort you to your accommodation.
You will then be given a little time to relax and settle
in to your hotel. Our representatives will then meet with
you for dinner and discuss in greater depth your property
requirements. You will then return back to your hotel and
retire for the evening. A representative will meet with you
next morning and provide you with an itinerary, which they
have drawn up for you further to your meeting the night before.
All of our inspection trips are carried out on a one to one
basis and a personal representative will be allocated to
you for the duration of your stay.
2. WOULD YOU HAVE SUFFICIENT TIME TO DECIDE?
The professional experience of our associate
sales staff will ensure that you are given all the necessary
information to help make your decision. In a very short time
you will know everything that you need to know, including
advice on legal and financial matters. After you have purchased
your property, the remainder of your time will be spent becoming
familiarised with your surroundings and the many attractions
associated with the local region.
3. 3. ARE PROPERTIES FOR HOLIDAYS OR PERMANENT RESIDENCE?
Both. You could establish your permanent
home in a place of your choice or just for holidays. We will
be pleased to help and advise you on choosing a property
within your price range. If you just want a holiday home,
there are pueblos, (complex) of modern design ideally suited
for your vacations.
4. CAN CLIENTS COME THAT ARE NOT PREPARED TO BUY?
On our inspection trips, there is no obligation
to buy but please be aware that you are on a heavily subsidised
trip and it must not be regarded as a mini holiday, but a
serious business venture. Not only is it time wasting for
the sales people it is also unnecessary expense for the company.
Prospective clients need to be serious about their intentions
to purchase. This way, we can then guarantee them an enjoyable
visit to Spain
5.. WHAT WILL WE SEE?
During your stay, besides the properties
that we can offer, we try to show everyone the local area.
You will visit beautiful sandy beaches, Golf Clubs, Sports
areas, commercial zones, supermarkets, medical centres, as
well as enjoy some of the local restaurants
6. WHAT DO WE DO WHEN WE FIND A PROPERTY THAT WE
LIKE?
When you have chosen a property that suits
your requirements, you will need to have a holding deposit
, normally £2,000 for a new property, or 10% of property
value if a resale. This will then take the property off the
market and secure the price. The remainder of payments will
be calculated accordingly. The standard form of payment for
a new property, self financed, is 50% a la Vista, minus deposit
first payment, preferably within 30 days on your return home.
For second hand properties and those with a mortgage facility,
the normal procedure after your initial holding deposit,
is 50% first payments and 50% on completion of contract.
Our legal advisers are always at your service but you will
find the Company reasonably flexible and helpful, depending
on your circumstances.
7. WHAT HAPPENS IF WE DO NOT LIKE ANY OF THE PROPERTIES
OFFERED?
Our Company guarantees that you will not
experience any undue sales pressure during your stay. Remember
that we promise to show you the area and what we have to
offer. The rest is up to you as to whether you buy. We are
confident that with the extensive range on offer that you
will find what you are looking for. During your visit, you
will also get the opportunity to speak with some of our satisfied
buyers, from your own country, who will verify our claims
8. WHAT TYPE OF FINANCE CAN YOU HAVE?
If finance is required we will introduce
you to our independent mortgage broker to work with you in
making an application for your finance. (We can of course
make an appointment for you prior to signing the contract
if you prefer.) Non-residents may obtain from 75% of the
total purchase price, although options for a 50 – 70%
mortgage requires less financial documentation and is easier
for approval
9. AFTER SALES WHAT CAN WE EXPECT?
Our job does not end when you have purchased
your property. From that moment on, our after sales department
are always at your disposal, to resolve any problems or render
the relevant service that you need. In addition, we assist
with your Escritura, (Title Deeds), opening of your bank
account, services connections, (water, electricity, telephones
etc.) Insurance’s and much more.
